1. The service
SuburbDossier sells automatically generated property information reports ("dossiers") for Australian properties and suburbs, observational property viewing reports ("Verified Viewings"), and operates a free email newsletter. Reports are general information only — see our Disclaimer, which forms part of these terms.
2. Delivery
Dossiers are delivered by email, normally within a few hours of purchase. If we cannot generate a meaningful report for the address you provided (for example, insufficient public data), we will refund you in full.
3. Refunds
If your dossier wasn't useful, tell us why within 7 days of delivery and we'll refund the purchase in full. This is in addition to, and does not limit, your rights under the Australian Consumer Law.
3a. Verified Viewings
A Verified Viewing is an observational service: a local viewer attends the property and records photos, video and notes of what could be seen from ordinary visitor access on the day. It is not a building or pest inspection, valuation or advice — see the Disclaimer, which forms part of these terms.
- Booking & payment. Enquiries are free. We confirm availability, timing, delivery date and total price by email before any payment is taken. A viewing is only booked once you have paid the confirmed price.
- Access. Viewings occur only via advertised open homes or access arranged with the listing agent. If access cannot be arranged, or an open home is cancelled, we will tell you and refund any payment in full.
- Delivery. We confirm a delivery date at booking. If we miss it, you may cancel for a full refund. If we deliver fewer than 25 images, the viewing is free.
- Cancellation. You may cancel for a full refund any time before the visit takes place. After delivery, the 7-day dossier refund policy does not apply to viewings; if a delivered viewing is materially deficient, contact us and we will re-attend or refund as appropriate. Nothing in this clause limits your rights under the Australian Consumer Law.
- Media & privacy. Viewing media is licensed to you for personal or internal business use in evaluating the property. Viewers are instructed not to photograph occupants, personal effects or documents, or the interiors of neighbouring properties.
4. Acceptable use
Dossiers are licensed for your personal or internal business use. You may share a dossier with your professional advisers. You may not resell, republish or systematically extract our reports or site data.
5. Accuracy
Reports are compiled from third-party public data which we do not control. We do not warrant completeness or accuracy, and you must verify material facts independently. See the Disclaimer.
6. Liability
To the maximum extent permitted by law, our total liability for any claim relating to a report or viewing is limited to the amount you paid for that report or viewing, or, where the claim arises from the supply of services, resupply of the services. Nothing in these terms excludes consumer guarantees under the Australian Consumer Law.
