What you get
Photos & video
A structured photo set covering every room we're given access to, the exterior and the street — a minimum of 25 images, or the viewing is free — plus a continuous video walkthrough. Raw and unedited, exactly as the viewer saw it.
Observation notes
Structured observations from a guided checklist: street noise, smells, natural light and aspect, parking reality, mobile reception, and what the neighbouring properties look like from the street.
Bundled with your dossier
The viewing report can be delivered alongside a full SuburbDossier: zoning, planning overlays, hazard screening, comparable sales and suburb trends for the same property.
Turnaround
We aim to deliver within two business days of the visit, and we confirm the delivery date when we confirm your booking. If we miss the date we've given you, you can cancel for a full refund.

Open-home viewing — $199
The viewer attends a scheduled open home. No access coordination needed. Includes the full photo/video/notes report.
Private-access viewing — $249
We arrange a dedicated visit with the listing agent. If the agent won't arrange access, we'll tell you and you pay nothing. Includes the full photo/video/notes report.
Viewing + Dossier package — $299
A private-access viewing plus the complete $79 SuburbDossier due-diligence report on the same property — normally $328. The full remote-buyer package.
Prices shown are in AUD, are the total price you pay, and apply to standard residential properties. We source a local viewer per property, so availability varies by location — we confirm availability, timing and the exact price for your property by email before any payment is taken.
What a Verified Viewing is — and isn't
A Verified Viewing is an observational report: an honest, structured record of what a person standing in the property can see, hear and smell on the day. It's the closest thing to attending the open home yourself when you can't.
"Verified" means we confirm the viewer physically attended the property — media is timestamp- and location-checked before it reaches you. It does not mean the property, or anything said about it, has been independently verified.
Our viewers are not licensed building inspectors, pest inspectors, valuers, architects or engineers. They record observations; they do not assess. They look at what any visitor at an open home can see: they do not enter the roof void, go under the floor, get on the roof, move furniture, open switchboards, use moisture meters or any test equipment, or operate appliances or services. They do not measure, test, or form an opinion about condition, defects, compliance or value.
A Verified Viewing is not a licensed building and pest inspection, a valuation, or advice of any kind. For those, engage a licensed building inspector, a pest inspector, and your own professional advisers. Any decision about the property is yours, and should be made with your own licensed advisers.
